Prince Andrew is hoping to preserve a sense of normalcy during the upcoming Christmas season, according to a royal insider who says the former Duke of York is preparing for significant changes in his living arrangements. The shift comes after the removal of his titles and a formal notice to vacate Royal Lodge, the Windsor residence he has occupied for years.
A source told Closer that Andrew will leave Royal Lodge in the New Year and relocate to a property on the Sandringham Estate in Norfolk. The move is expected to end his long-standing residence at the historic home, where he has lived with Sarah Ferguson since 2008, despite their divorce.
The insider said Sarah has been instructed to find her own accommodation, marking a major transition for the pair. The report noted that she wants to create distance from Andrew and establish a place that is fully her own. Her priority now, according to the outlet, is finding a private property removed from public attention but still close to her daughters, Princess Beatrice and Princess Eugenie.

The source added, “Andrew wants to keep some kind of normality around Christmas. He feels Sandringham is safe ground – it’s familiar, and it keeps him close to the family, at least symbolically. But Sarah’s looking ahead.” Ferguson has often existed on the edge of the royal fold, maintaining ties to the family while keeping parts of her life independent.
“Sarah’s viewing properties and wants somewhere she can call her own, away from the royal glare but close enough to Beatrice and Eugenie,” the source continued. The couple’s shifting situation follows a major announcement last month. The palace confirmed King Charles has begun a formal process to remove Andrew’s Style, Titles, and Honours.
Going forward, he will be known as Andrew Mountbatten Windsor. The palace also stated that his long-held lease at Royal Lodge, which had previously given him legal protection to stay on the property, is now ending. “Formal notice has now been served to surrender the lease, and he will move to alternative private accommodation,” the announcement said.

Andrew’s departure from Royal Lodge marks one of the most significant changes in his life since stepping back from public duties. For Sarah, the transition represents an opportunity to establish clearer boundaries and build a home outside royal constraints.
As both prepare for new chapters, the upcoming holiday season may offer a brief moment of familiarity before their lives shift again in the new year.
