Prince William may inherit more than the crown when his time comes. A growing controversy surrounding royal housing arrangements has put several members of the family under scrutiny, and the issue may ultimately fall on the future king to resolve.
MPs from the influential Public Accounts Committee are preparing to investigate the Crown Estate following public frustration over “peppercorn rent” deals enjoyed by certain royals. These symbolic or heavily discounted rents have sparked anger among taxpayers, raising questions about whether the monarchy has been receiving preferential treatment at the public’s expense.
The inquiry gained momentum after outrage over Prince Andrew’s arrangement at Royal Lodge. The disgraced duke was reportedly paying next to nothing to live in the expansive Windsor property. His situation drew widespread criticism, especially after he lost his titles in October and was subsequently forced to give up the cut-price residence.

That development triggered a broader review into whether similar agreements have long been overlooked. It turns out Andrew is not the only royal benefiting from such deals. Reports suggest that the Duke and Duchess of Edinburgh also enjoy reduced rents, adding to the mounting pressure on palace finances and accountability. With the Public Accounts Committee now involved, the royal family may be facing one of the most far-reaching property reviews in recent memory.
Royal expert Jennie Bond says the era of comfortable, below-market housing arrangements may be nearing its end. “Although the family won’t be jumping for joy at the idea of a comprehensive rent review, they’ll have to accept it’s long overdue,” she told The Mirror.
According to Bond, the monarchy’s vast property portfolio could face significant downsizing, especially as public demands for transparency and fairness grow stronger. She suggested that Prince William, once king, may ultimately be the one tasked with making tough decisions about royal residences and their costs. As she put it, William might eventually need to “swing the axe” on outdated property practices.

“For now, though,” Bond added, “they’ll simply have to accept that their rents are being scrutinised.” Meanwhile, Prince Andrew’s financial troubles continue. He is expected to forfeit £500,000 in compensation after agreeing to surrender his long-held lease at Royal Lodge, marking yet another personal and financial setback for the embattled royal.
With pressure mounting from Parliament and the public, the royal housing scandal shows no signs of going away. And as accountability becomes a louder demand, Prince William may inherit a monarchy facing major structural and financial decisions.
